Power Washing in Princeton, NJ
Serving Princeton From Freehold | Family-Owned Business | Rated 5.0 on Google | Free Estimates
Princeton's houses skew old. Nearly one in four was built before 1940, and some sit in local historic districts, where the town has a say in how the outside is cleaned and painted.
Photos of the front of the house and any stone or brick walks help us price it.

We power wash driveways, walks, patios, and brick, and soft wash siding, roofs, and fences at under 100 PSI. We also clean gutters and windows, restore decks and pavers, and paint and replace shutters.
Catanzaro's is owner-run. Angelo trains his crew to do every job the way he would, and he checks in on jobs as they run. Call or text (732) 718-6268, and you will hear back within the hour.

Historic Districts
In a Princeton Historic District? Check Before You Wash or Paint
Princeton's Historic Preservation Commission reviews exterior work in the town's locally designated historic districts, with its staff at the Office of Historic Preservation. Under the town's preservation ordinance, the word “alter” includes cleaning a structure with abrasives, chemicals, or pressurized liquids. That means a power wash or a soft wash of a house in one of these districts, or in the buffer zone around one, can need an approved preservation plan first. In the Type 2 districts the test is whether the work can be seen from a public way. In the Type 1 districts, work that can be seen from another property in the district counts too.
What the ordinance says about paint
Ordinary maintenance and repainting in the same color are not alterations. Painting a surface that has never been painted, or adding pre-primed or prefinished material, is treated as an alteration in any district. In the Type 1 districts, which came from the former Township, a repaint in a color substantially out of character with the district is also an alteration. In the Type 2 districts, from the former Borough, repainting a painted surface is not.

What we suggest
If your house is in a local historic district, call the Office of Historic Preservation before the work is scheduled and ask whether a preservation plan is needed. The town's FAQ says a paint plan in a Type 1 district is usually handled as an administrative approval. Once you know, we will plan the job around the answer.

Power Washing in Princeton
Power Washing and Soft Washing on Princeton Homes
With nearly one in four homes built before 1940, older brick and painted wood are part of many Princeton jobs. Both need a lighter touch than newer materials, and the method changes with the surface.
Old brick walks
An old brick walk is cleaned with care, and we go over it with you before we start.

Concrete driveways and patios
Poured concrete is a hard surface, so it is power washed, and a wide driveway gets a surface cleaner when the job calls for one.

Pavers
Pavers are judged by two things, the sand in the joints and the color of the stone. Our paver page covers each option.

Clapboard, shingle, and stucco
Siding is never blasted. The soft wash at under 100 PSI lets the solution lift algae and mildew, and it is neutralized and rinsed when we finish.

Princeton FAQ
Princeton Questions

Do I need approval to power wash my house in Princeton?
Usually only if the house is in a locally designated historic district or its buffer zone. The Office of Historic Preservation can tell you whether your work needs a preservation plan.
Do you clean stucco?
Yes. Stucco is soft washed, the same way we clean siding.
Is a soft wash safe for old clapboard?
It is the method we use for exactly that, at under 100 PSI.
Can you replace shutters on an older house?
Yes. We remove the old shutters, check for damage, and install new Mid-America shutters in a matched color. In a local historic district, check with the town first, since adding prefinished material can count as an alteration.
