Commercial Power Washing in Freehold, NJ
Storefronts, Lots, and HOA Common Areas | After Hours and Weekends | COIs Provided | Free Estimates
If the sidewalk in front of your store is spotted black with old gum, the parking lot has oil stains and tire marks in every stall, or somebody tagged the side of your building overnight, you are on the right page. For a business, the outside of the property is the first thing a customer judges, before they ever open the door.
Tell us the property type and send a photo of the areas you need cleaned.

We power wash and soft wash commercial properties: retail storefronts, restaurants, office and medical buildings, apartment complexes, HOA common areas, and parking lots, across Monmouth, Middlesex, Ocean, and Mercer Counties.
Angelo trains his crew to do every job the way he would, and he checks in on jobs as they run. Call or text (732) 718-6268, or send photos of the property, and you will hear back within the hour.
Three Kinds of Commercial Property
Storefronts, Communities, and Buildings: What Each Needs
A restaurant sidewalk, an HOA clubhouse walk, and a medical office's entrance all need cleaning, but they are different jobs with different constraints on when and how the work gets done.
01
Storefronts and restaurants: the first-impression clean
Retail and restaurant frontage takes more foot traffic than any home ever will. Gum gets ground into the sidewalk, spills darken the concrete by the entrance, and the storefront glass collects fingerprints and road film. Customers notice all of it. The work has to happen when the doors are closed.
02
HOAs and apartment complexes: the common-area program
Communities have a lot of shared surface: clubhouse walks, pool decks, entry signs, mailbox areas, fences, and the parking areas between buildings. Boards often ask for a bid, a certificate of insurance, and a schedule that works around residents. We bid on HOA work, and recurring service can keep the common areas on a regular cycle.
03
Offices and medical buildings: the after-hours job
Office parks and medical buildings have patients, staff, and visitors coming and going all day, and nobody wants a pressure washer running past the waiting-room window. These jobs are scheduled for evenings and weekends, and they often include the building exterior as well as the walks and the lot.
Calls We Get From Managers and Owners
“The sidewalk out front is covered in gum.”
Gum is one of the specific things we take off concrete, along with oil stains and tire marks. It is worth doing before a busy season, when the sidewalk is the first thing people walk across.
“Someone tagged our building overnight.”
Call or text us with a photo. For graffiti, we can come out the next day, because every day it stays up it gets seen by more people.
“Our board needs bids for the common areas.”
We bid on HOA contracts. Tell us which areas and how often the board has in mind, and the bid will spell it out.
“We cannot have work going on during business hours.”
That is the normal request for commercial work, and we accommodate it. Evenings, early mornings, and weekends are all options.
“Our property manager needs a certificate of insurance first.”
We provide certificates of insurance to property managers. Tell us who it needs to name, and it will be sent before the work starts.
Salt, Gum, and Freezes on a Freehold Lot
Spring: after the salt and the snow piles
By the end of a Monmouth County winter, lots and sidewalks carry a film of salt, sand, and grime where the snow was plowed and piled. A spring cleaning takes that off, along with the pollen, before the season's foot traffic grinds it in.

Summer: gum and spills
Busy months mean more gum at the door and more spills outside restaurants. A recurring schedule through the busy season keeps the frontage from sliding back.

Winter: rinse water and ice
Water left on a sidewalk on a freezing night is a slip hazard for your customers by morning. Ask us to schedule around a freeze, so a rinsed walk has time to dry.
When the lot is ready for a cleaning:

How a Commercial Job Goes
Walk, Bid, Paperwork, Then the Work
A site walk
Angelo walks the property with you or your manager, or prices it from photos you send, and notes every surface, the access, and the hours the work has to fit around.

A quote or a bid
You get a written quote, or a formal bid for an HOA board, listing each area and how often it will be cleaned.

Certificate of insurance
If your management company or board needs a COI, it is sent before the work starts.

A schedule around your hours
The work is booked for the evening, early morning, or weekend that suits the property.

The work
Concrete and brick are power washed, with gum, oil stains, and tire marks treated, and windows are cleaned if they are on the job.

A recurring plan, if you want one
If the property needs regular cleaning, recurring service can be set up.

What It Costs
How Commercial Work Is Priced
Commercial jobs are quoted per property. What goes into the number:
Area. Square footage of sidewalk, lot, and building surface.
Surfaces. Concrete flatwork, brick, stucco, and siding each clean differently.
Spot work. Gum, oil, tire marks, and graffiti are treated as their own items.
Frequency. A one-time spring cleaning and a monthly or quarterly schedule are priced differently.
Height and access. Multi-story walls and busy lots take more setup.
What helps us quote fast
Photos of each area, a rough idea of the square footage, the hours the property is open, and how often you want it done. For HOAs, the list of common areas the board wants included.
