Power Washing in Cranbury, NJ

Cranbury is two places in one township. There is a 175-acre historic village of eighteenth- and nineteenth-century buildings, and there is a warehouse corridor along Route 130. The work is different in each, and so are the rules.
Tell us whether the property is in the village, because it changes what needs approving.

On a village house that means soft washing, painting and trim work. On the commercial side it means hard-surface work. We also clear gutters, wash windows and fences, and restore decks and pavers.
Angelo trains his crew to do every job the way he would, and he checks in on jobs as they run. Call or text (732) 718-6268, and you will hear back within the hour.

Painting. No township application needed.
Shutters and trim. Replacement may need the commission’s sign-off.
Painted clapboard. Soft washed at under 100 PSI.
Village and Route 130. Houses and commercial frontages.
What the Commission Actually Controls
You Can Paint. Replacing Things Is the Part to Check.
Cranbury has a Historic Preservation Commission, and the Cranbury Historic District has been on the National Register since September 18, 1980: about 175 acres taking in the village along Main and Prospect streets, Maplewood and Scott avenues, Bunker Hill Road, Symmes Court, and Westminster, Park and Wesley places, with 177 contributing buildings. Plenty of people in it assume that means every exterior decision goes to a committee. It does not.
Two lines from the commission’s own published answers do most of the work. On painting it says plainly that the “HPC does not require that an application be submitted when a building or structure is being painted.” On the other hand, “if repair and or replacement of deteriorated building elements will be performed, approval may be required.”
Where that line falls across our work
Painting the exterior
No application required.
Washing the house
Not addressed either way.
Repairing or replacing deteriorated elements
Approval may be required.
Trim, shutters, gutters, doors, windows, roofs, fences
Listed among the projects treated as a minor application when they follow the design guidelines.
Ordinary repairs, in kind
Described as not requiring review, though the commission asks to see them for a determination.
Those are the commission’s words, not ours, and “may be required” means what it says: the township decides on the work in front of it. Check with them for your own property before you rely on any of it.
So the practical shape of a Cranbury job is this: the wash and the repaint are yours to decide, and the moment a piece of the building is coming off and a new one is going on, the township has an interest.
Washing and Painting in the Village
Eighteenth- and Nineteenth-Century Walls
Buildings in the village are old enough that the wall itself decides the method. Painted clapboard and older wood take a soft wash at low pressure, and nothing else. High pressure on a wall of that age drives water behind the boards and lifts the finish, which turns a cleaning job into a painting job.

The order that saves you an application
Wash first, then decide. A wall that comes up clean and sound needs paint and nothing more, and painting needs no application here. It is the wall where the wash reveals rotten trim or a failed element that turns into a replacement, and a replacement is the thing the township may want to see. Finding that out at the start rather than halfway through is what keeps a job on its schedule.
Route 130 and the Turnpike Side
The Commercial Half of the Township
Away from the village, Cranbury is warehouses and distribution buildings along Route 130 and the roads feeding the Turnpike. None of it is in the historic district and none of it involves the commission, and the work itself is different in kind. A dock apron carries tire rubber, hydraulic oil and diesel film rather than the algae that grows on a house wall, which is a different cleaning problem: it is worked as a hard surface with a surface cleaner, and the staining that has soaked into the slab lightens rather than disappears. And it is scheduled around the building rather than the weather, because a loading area that is wet at six in the morning is a loading area nobody can use.

Cranbury FAQ
Cranbury Questions

How long does the approval side of a job take?
That is the township’s timetable rather than ours, and it is the reason we separate the two halves of a quote. Washing and painting can be scheduled right away. Anything that turns out to need a look from the commission gets its own line and its own timing, so the first half is not held up waiting on the second.
My house is old but it is not in the village. Does any of this apply?
Probably not, but it is the township that says so rather than us. The National Register district covers about 175 acres around the village, and what the commission reviews is the locally designated district, whose boundary is the township’s to confirm. One phone call settles it, and it is worth making before you plan any replacement work.
Does washing the house need anything?
The published guidance does not address washing either way, so we do not tell you it is approved or that it is not. What we will say is that on a building of this age the method matters more than the paperwork.
