Power Washing in East Windsor, NJ
Serving East Windsor Township | Family-Owned Business | Rated 5.0 on Google | Free Estimates
More than a quarter of East Windsor lives in Twin Rivers, and the most common question we get from there is not about washing at all. It is whether the association already takes care of it. For Twin Rivers there is a published answer, which is rarer than it sounds.
Tell us whether you are in Twin Rivers and whether the unit is a townhouse.

On a unit that means the siding, the patio, the fence and the shed. On a detached house it means the whole envelope: siding, roof, gutters, windows, decks, pavers, paint and shutters.
Angelo trains his crew to do every job the way he would, and he checks in on jobs as they run. Call or text (732) 718-6268, and you will hear back within the hour.

Your unit, not the common ground. The part the Trust does not cover.
Unit siding. Washed to the line, not past it.
Patios and entries. Power washed on concrete and pavers.
Fences and sheds. Yours to maintain, and we clean them.
Who Looks After What in Twin Rivers
The Association Covers the Ground. Your Unit Is Yours.
Twin Rivers was New Jersey’s first planned unit development, and construction began in 1968. It is a mix of detached houses, townhouses, condominiums and apartments, and at the 2020 census 7,787 people lived in it, out of 30,045 in the township.
The Community Trust publishes what it maintains, and the list is about the ground rather than the buildings: private roads, parking lots, common lawns, recreational facilities, retention basins, common fences, street sweeping, irrigation, storm sewers, street lighting, public sidewalk and curb repairs, snow removal, and tree and shrub replacement on common ground.
It is just as clear about what it does not cover: individual unit exterior repairs, backyard maintenance, private walkways and steps, private fences, gates and sheds, the trees and shrubs in your own front and back yard, and homeowner insurance.
What that means when you look at your own siding
If you own a detached house or a townhouse there, the green on your wall, the patio behind the unit, the fence around the yard and the shed in the corner are on your side of that line. Nobody is coming to wash them, and the reason people wait is usually that they assume somebody is.

Condominiums and apartments are a different question
In a condominium the building envelope is often a common element that the condominium association looks after, and in a rented apartment it is the owner’s. Those are separate arrangements from the Trust’s list, so if you are in either, check yours before you book rather than assuming this page describes it.

Maintaining it is not the same as being free to change it
Worth separating, because people run them together. The Trust’s maintenance list says who looks after what. A change to the look of a unit is a different process: Twin Rivers publishes design review standards and a request form for exterior work, so painting a different color or fitting different shutters goes through that rather than being your call alone. Washing does not change the look of anything, which is why it rarely comes up. Paint and replacement do.

Washing a Unit in a Row
When Your Wall Is Also Somebody Else’s
A townhouse shares its structure with the units on either side, and that changes a wash in two practical ways. The end walls belong to the end units, so a middle unit is really a front and a back. And the line where your siding meets your neighbor’s is a line on a drawing, not on the wall.
Where we stop
At your unit, unless the neighbors want theirs done at the same time. A cleaned unit between two uncleaned ones shows the join, which is worth knowing before you book rather than after. Two or three adjoining owners going in together is the tidier result and the easier setup, and we will quote it that way if you ask.

Patios, fences, and sheds
The backyard is where most of the work is on these units: a patio slab that has gone green, a fence that has not been washed since it went up, and a shed nobody has looked behind. All three are the owner’s responsibility under the Trust’s own list, and all three clean up well.

Outside Twin Rivers
The Rest of the Township
The other 22,000 residents of East Windsor are spread across the rest of its 15.57 square miles, much of it on ordinary unassociated lots. The work there is different in shape rather than in method: four full elevations instead of one or two, a roof that is entirely yours rather than a section of a run, and driveways and patios with nobody to consult about them. If you are painting or replacing anything and there is no association involved, there is nothing to submit and no one to wait for.

East Windsor FAQ
East Windsor Questions

Does the association not wash the outside of my unit?
Not in Twin Rivers. The Trust’s published list covers the common ground, the roads, the lawns and the recreational facilities, and it says individual unit exterior repairs and backyard maintenance are not included. If you are in a different association, ask it, because they are not all the same.
Can three of us on the same row book together?
Yes, and it is the better result. One setup, one water source, and no line down the middle of the row where one unit has been done and the next has not.
Do I need approval before changing a color or a shutter?
For a change of appearance, yes. Twin Rivers runs a design review process with published standards and a request form for exterior work, so a new color or a different shutter goes through that. A wash does not alter the appearance of anything, so it sits outside all of it. Start the review before you book the painting, not after.
