Power Washing in Helmetta, NJ
Serving Helmetta Borough | Family-Owned Business | Rated 5.0 on Google | Free Estimates
Helmetta is the smallest municipality in Middlesex County by area, and much of it was built by one company for the people who worked in one mill. That is what makes the housing here what it is: older, close together, and carrying a century of repainting.
Photos of each side of the house get the quote moving.

We soft wash siding and roofs, power wash concrete, clear gutters, wash windows and fences, restore decks and pavers, paint inside and out, and replace shutters and trim.
Angelo trains his crew to do every job the way he would, and he checks in on jobs as they run. Call or text (732) 718-6268, and you will hear back within the hour.

Painted wood. Washed at low pressure so sound paint stays put.
Alligatored paint. Identified before anything is quoted.
Soft trim. Cut out and replaced before any color goes on.
The fascia behind the gutter. Where these houses fail first.
Shutters. Mid-America shutters, color matched.

The Mill and the Houses Around It
A Borough Built by One Company
The snuff mill that made this place was running under George Washington Helme by the 1880s, and the borough, incorporated in 1888, took its name from his daughter Etta. The company built housing for the people who worked there, and that housing is still lived in. It forms part of the G.W. Helme Snuff Mill Historic District, listed on the National Register in 1980. That listing is worth knowing about and worth not worrying about. It tells you why the houses are what they are, and it restricts nothing: the borough has no preservation commission, so nobody has to approve your color, your shutters, or a wash.
Company housing has a property nothing else we work on has: the houses went up together, to one specification, in the same materials. What one owner finds when the paint comes off a south wall, the next two doors down usually finds as well.
Older Painted Wood
What Is Under the Paint Decides the Job
Houses built alike do not weather alike. Two mill houses on the same street went up in the same year in the same materials, and the one with a tree over it has a different problem from the one standing in the open. The company-built history tells us what we are dealing with; the individual house tells us how far along it is. That is what the wash and the walk-through are for.
What a hundred years of paint looks like when you get close
Three things turn up on houses this age, and they mean different things. Cracking in a fine grid, like the skin of an alligator, is coats built up over coats until the layers stopped moving together. A new coat laid over that repeats it, so it is the condition that decides how far back the wall has to go. A chalky residue that comes away on your hand is the binder in an old coat breaking down in sunlight. That one is workable, but only if it comes off completely, because chalk left on the surface is what a new coat fails to grip. Paint peeling away in sheets down to bare wood is usually not a paint problem at all. It is water arriving from behind the board, and until that is found, a new coat will do the same thing.
Knowing which of the three you have is most of the decision, and it is why the wash comes before the quote rather than after it.

Why the age of the house changes the conversation
How much old paint a wall should lose is a decision, not a default. On a house that has been recoated for a century there is a real difference between a wall that wants a wash and a fresh coat and a wall that wants taking back further, and the second is a bigger job in every sense. That call gets made on your wall, with you, at the estimate.

Washing it
Painted wood is soft washed at low pressure. High pressure on old paint drives water behind the boards and takes the finish with it, so it does not go near siding here.

Painting it
Washed, dried, sanded and repaired, then primed. How much primer depends on what the wash found: bare wood needs it, and so does a wall that was chalking, because primer is what gives the new coat something to hold on to. Two topcoats over that. We paint outside from spring to mid-November, and the painting moves indoors for the cold months.

Trim and shutters
On a house of this age the trim usually goes before the siding does. Soft or rotten sections are cut out and replaced first, because paint over failing wood buys a season and no more. Shutters are supplied and installed in a color matched to the house.

Power Washing in Helmetta
Small Walks, and the Gutters That Undo Them
The hard-surface work on a lot this size is a front walk, the steps, and whatever slab is out back, all power washed. It is a short job, and it is the gutters above it that decide whether it stays done. An overflowing gutter runs down the fascia, over the trim, and onto the walk beneath, which is why a walk on one of these houses goes green in the same spot every year and why the woodwork behind it fails first, usually a year or two before anyone notices from the street.

We look at the parts nobody looks at
On a house of this age the thing that decides the job is out of sight from the street: the fascia behind the gutter, the bottom four inches of the trim, and the boards on the weather side. Those get looked at before a color is discussed, because they are where the money either goes or does not.

Helmetta FAQ
Helmetta Questions

Will washing take the paint off an old wood house?
Sound paint stays where it is, which is the point of running at low pressure. Paint that has already lost its grip can lift, and on a house of this age that is exactly why the wash and the paint question get handled together rather than as two separate visits booked months apart.
Can you paint just the side that has gone, and leave the rest?
You can, and on these houses it is often the sensible order, because the weather side fails years before the others. The catch is the color. A wall painted five years ago has moved, so a fresh coat of the same color beside it will not match exactly. On a house where the elevations are broken up by corners that is rarely noticeable; on a flat run it is.
My neighbor had theirs done. Does that tell you anything about mine?
More than you would think, on this street. Same builder, same year, same materials, so whatever was found under their paint is the likeliest thing under yours. Tell us whose house it was and roughly when, and it gives the estimate a head start.
