Almost nobody calls about a whole house. They call about one wall, and the first thing they ask is whether we can do only that one.

The answer is yes, and whether it is a good idea depends on something specific to your street. This page is about that decision rather than about how washing works.

One Wall or the Whole House

Three Elevations Come Off the List. Most of the Work Does Not.

Most of a house wash is setting up. Water, access, covering planting, protecting electrical, moving around the property, putting it all back. Those costs barely move when three elevations come off the list, so a quarter of the house does not cost a quarter of the price.

Then there is the look of it after, which people do not anticipate. One bright wall does not read as a clean house. It resets your eye, and the other three now look worse than they did before you spent anything. On a corner lot with two elevations in view it is worse again.

What Decides It Here

Whether the Thing Shading That Wall Is Ever Going Away

Growth on siding needs damp, so the wall that dries last is the wall that keeps it. That much is true anywhere. What is specific to a street is whether the damp is permanent.

01

On the older streets, it is permanent

In Monmouth Heights, first built by Levitt and Sons in the late 1960s, the planting went in with the houses and has had sixty years to get over the rooflines. That shade is a fixed feature of the property. Wash that elevation on its own and it will be the first one green again, on a clock you cannot adjust, because the tree is not moving. On those houses a single-elevation wash is worth doing when the wall is one nobody sees, and otherwise you are better off washing the house and putting it on a rhythm.

02

On the newer streets, it usually is not

Young planting, open sky, and the shaded side is shaded by the house itself rather than by anything growing. There the difference between elevations is smaller and slower, and doing one wall genuinely can be the whole job.

03

And sometimes it is not the tree at all

An overflowing gutter, a downspout that splashes, a sprinkler head that reaches the siding every morning. If one of those is the cause, fix it and then wash the wall once. That is the case where buying a single elevation is exactly right.

What the Wash Is

A Solution, at About Garden-Hose Pressure

Under 100 PSI, with the solution doing the cleaning and the water carrying it and rinsing it off. What comes off siding is alive, so the job is to kill it rather than move it around, and that is the whole reason pressure is not the tool. Siding, soffits, fascia and trim are washed together, because the overhangs are where streaking starts.

The black stripes under a gutter line come off with the wash, or most of the way off. Where siding has chalked, some of that staining has gone into the surface and a shadow stays.

Worth knowing before you book

Siding, fences, stucco, and roofs are soft washed. Decks are cleaned at controlled pressure with a wood solution. High pressure is only used on concrete, pavers, and brick.
Roofs are washed from the ground. We stay off the roof to clean it.

Three More Things

Asked at Most Estimates

How long before the green comes back?

Two to three years on most walls, and the wall decides. Under sixty years of canopy the shaded side gets there first, and the sunny side may still look fine when the rest is due.

Could I do it myself with a rented machine?

You can rent the pressure. What is not for rent is the reason the job works, which is the solution and the time it is given to act. Pressure on siding pushes water behind the boards and marks the finish, and it knocks the growth off the surface without killing it, so it is back sooner.

Gutters on the same visit?

They can be, and if they are, anything still on the trees lands after we leave. If the gutters are what you actually care about, wait until the leaves are down and do them properly. Residential washing itself runs March through November.
