Power Washing in Colts Neck, NJ: Homes, Fences, and Driveways
Serving Colts Neck From Freehold | Family-Owned Business | Rated 5.0 on Google | Free Estimates
If your Colts Neck driveway runs a long way back from the road and its concrete has turned gray and blotchy, the fence line is green along the side that never gets sun, or the house is simply too big to clean with a garden hose and a brush, you are on the right page.
A photo of the driveway, the house, and any fence line is plenty to start.

Our base is in Freehold, and Freehold Township borders Colts Neck. On a Colts Neck property the list can be long: the driveway, walks, and pool deck power washed; the house, roof, and fences soft washed; decks and patios restored; windows and gutters cleaned; and painting when it is due. That goes for the 1970s ranches of Carriage Hill and the large homes of Due Process Estates alike.
Angelo trains his crew to do every job the way he would, and he checks in on jobs as they run. Call or text (732) 718-6268 with a few photos of the property, and you will hear back within the hour.

Hard surfaces, high pressure. Driveways, walks, pool decks, and steps in concrete, pavers, or brick.
Gentle on the house. Siding, roofs, and fences soft washed at under 100 PSI.
The whole property on one estimate. House, fences, driveway, patio, and gutters priced together.
Painting and shutters, too. Exterior and interior painting, trim repair, and new shutters.
Fences, too. Long runs of vinyl and wood fencing, soft washed.
Power Washing on a Colts Neck Property
What Power Washing Covers on a Colts Neck Lot
Colts Neck has no public water or sewer service, and it is a large-lot township: much of it is zoned for properties of about two acres and up. Older neighborhoods sit on lots of an acre or so, and even those carry more outdoor surface than a typical suburban yard. More land means longer driveways, bigger patios, longer fence lines, and more house, and each of those surfaces needs the right method.
Long driveways and turnarounds
A long concrete driveway is where a surface cleaner earns its place. It holds the spray nozzles at a fixed height and spins them across the surface, so a long run cleans to an even finish rather than a patchwork of passes. We use one when the job calls for it, on the turnaround and parking pad as well as the main run.

Pool decks, patios, and the walks between them
Behind a large house there may be a pool deck, a patio, and walks linking the house, the pool, and the garage. All of it can be power washed on the same visit. Before we start, we rinse down the plants and protect outdoor electrical, from the filter pad to the lights along the path.

Fence lines on horse country lots
Colts Neck has been known for horse breeding since the 1700s, and a large number of equestrian farms remain. If your property has long runs of fencing, those runs are soft washed, not blasted. Vinyl picks up a green film on the side that stays shaded and damp, and a soft wash takes it off without scarring the rails. Wood fencing that needs more than a wash can be painted afterward.

How Colts Neck Was Built
Colts Neck Homes by Decade, and What Each Group Needs
Colts Neck grew slowly until the 1960s. The township had 2,177 residents in 1960 and 5,819 by 1970, nearly triple in ten years. Of today's 3,722 homes, 96 percent are single-unit homes, and census estimates show nearly four in five of them as built between 1960 and 1999. Fewer than one in ten is older than that, and very little has gone up since 2010.
The 1960s and 1970s: colonials and ranches on acre lots
From the 1950s into the 1970s, much of the township's woodland was built up with large colonial and ranch-style houses on lots of about an acre. Carriage Hill, with its 1970s homes, is a good example.
What these homes may show now: decades of wear on the driveway and front walk if they are original, trim and doors with several layers of paint, and shutters bleached by the sun.
Work that fits: power washing the flatwork, a soft wash of the siding, trim repair and exterior painting, and replacement shutters.

The 1980s and 1990s: farmland to large homes
From the 1980s on, much of the remaining farmland was replaced with large houses and estates, although many horse farms stayed. Orchard Estates dates to the late 1980s and The Grande to the 1990s.
What these homes show now: large walls of siding with second-story and upper windows, wood decks that may be due for another round of stain, and gutters on long rooflines.
Work that fits: a whole-house soft wash, window cleaning, deck restoration, and gutter cleaning.

Since 2000: Due Process Estates and the last big lots
More than one home in eight was built from 2000 on, including Due Process Estates in the early 2000s, which carries some of the largest lots in the township. With so little built since 2010, nearly every house in the township is past its first few years.
On a big lot like those in Due Process Estates, there may be a long driveway, a large back patio, and glass well above the first floor.
Work that fits: re-sanding or restoring the pavers, cleaning the high windows, and soft washing the house.

Colts Neck Up Close
The Reservoir, the Woods, and the Big Houses
Homes around the Swimming River Reservoir
The Swimming River Reservoir, built in 1901, sits on the border of Colts Neck, Holmdel, and Lincroft, and Orchard Estates and Phalanx Farms sit along it. Homes near water and trees stay damp longer on their shaded sides, which is where mildew and algae settle on siding and roofs first. A soft wash takes it off, and the cleaning solution is neutralized after use and properly rinsed.
Clover Hill and the wooded streets
On hilly, tree-lined streets like Clover Hill's, the roof and gutters take the most punishment. Nobody walks on the roof while it is washed. Gutters are cleaned out by hand, with every downspout flushed, and if a gutter is damaged beyond a minor repair, we will tell you and point you to a gutter contractor.

Tall walls and high windows
A large two- or three-story house has a lot of glass above the first floor. We clean windows with a traditional squeegee and scrubber, and reach the high ones with a ladder or an extension pole. Screens are taken out and washed on their own. If your house has a top floor that is hard to reach, tell us when you book and Angelo will confirm how it will be done.

Honest Advice for Colts Neck Homeowners
What We Would Tell You Before You Spend Anything
On a multi-acre lot, start with what people see
On a property the size of those in Due Process Estates, you do not have to do everything at once. The front of the house, the driveway, and the walk to the door make the biggest difference, and the back fence line can wait for another season. We will quote it all so you can choose.

A green fence on a horse property is not a dead fence
A long run of green or gray vinyl may only need a wash, not a replacement. Wood fencing is different: if the boards are weathered but sound, a wash and a coat of paint can bring them back, and if boards are rotted, we will point them out.

A long paver driveway does not always need the full job
A long paver driveway is a lot of square feet, so the level of work makes a big difference to the job. Look at the joints and the color before you decide. Sand still in place and color holding up means a cleaning may do for this year, with a restoration about every three years. Joints washed out means re-sanding. Faded color means sealer as well. We will price the level the driveway actually needs.

Colts Neck FAQ
Colts Neck Questions, Answered

My driveway is very long. Can you price it from photos?
Yes. Send a few photos from different points along the driveway and a rough idea of its length. If Angelo needs a better look, he will come out and walk it with you.
Can you clean the fencing around a paddock or pasture?
Yes, wood board fencing and vinyl alike. Tell us roughly how many feet of fencing there are, and send photos of a few sections so we can see the condition.
Do you use our water?
Yes, from your outside spigot, so please make sure it is turned on before we arrive. It also helps to close the windows and move the cars away from the garage.
Our association has to approve exterior work. Can you help?
Yes. An association may ask for the scope of work and, for painting, the colors. We can help you put that together and get the approval before anything is scheduled.
When should the pool deck be done?
Before the pool opens is the natural time, so the deck is clean for the whole season. It can be booked together with the patio and walks.
What is the best time of year for the rest of the property?
March through November for washing and paver work. Gutter cleaning belongs after leaf drop, from October on. From mid-November to March we paint indoors, and exterior painting starts again in the spring.
