House Washing in Colts Neck, NJ

On a Well and Septic | Soft Washed Under 100 PSI | Free Estimates

Colts Neck has no public water or sewer service for its homes. Yours almost certainly runs on its own well and its own septic field. A house wash is one of the few exterior jobs where that is not a detail.

On a well, the water we use is yours, drawn through your own pump, and it goes back into the ground you live on. It changes what we ask of you before the day and how the work is paced once we are there.

The Supply

A Well Has a Recovery Rate. A Municipal Main Does Not.

On a town supply you open a spigot and the water keeps coming. A well refills at whatever rate the ground gives it, so drawing steadily for a long stretch is a different proposition from drawing in bursts, and how different depends entirely on the well.

It is a reason to say something before the day, because the work then gets paced to what the well gives back, and on a large house that means more breaks in it than you might expect. If it starts to look like a second visit, we would rather tell you at the time than have you find out at the end of the day.

Before we arrive. Turn the outside spigot on and check that water actually comes out of it. Plenty of houses have an inside valve that gets closed for the winter and is never reopened, and on a well system that is the one prep step worth doing early.
About the well. If the well has ever run slow in a dry August, or the pump has any history to it, say so when you book. It changes how the day is planned, and we would rather not work a marginal pump hard.
The usual two. Windows shut, and cars out of the garage so the crew can work the wall behind them.
Planting. Anything growing under a wall that you are particular about, say so while Angelo is still walking the property.

And Where It Goes

The Ground Under the Wall Is Also Your Ground

On a house with town water and sewer, the rinse water is somebody else's system once it leaves the property. Here it is not. It goes into the same ground that carries your septic field and your wellhead, which is why Angelo walks the property before anything runs.

In practice that means the solution is put on the wall at low pressure rather than fogged across it, which side gets done when is decided with the wind in mind, the beds are soaked and sheeted before anything else goes up and rinsed again at the end, and nobody moves more water across the ground than the wall actually needs. Point out the wellhead and the septic field at the start of the day. Equipment stays off both, foot traffic across them is kept to what the job requires, and the rinse goes away from them wherever the grade allows.

Worth knowing before you book

Siding, fences, stucco, and roofs are soft washed. Decks are cleaned at controlled pressure with a wood solution. High pressure is only used on concrete, pavers, and brick.
Roofs are washed from the ground. We stay off the roof to clean it.

The Wash

Why Under 100 PSI Is the Right Number Here of All Places

Low pressure is not the same as low draw, and that is the part worth knowing if the water is yours. Pressure comes from the nozzle; flow comes from the pump, and a soft wash keeps a steady flow running for as long as the job runs. How the method itself works is set out on the soft washing page. What it means here is that the length of the visit and the state of the well are the same question, which is why the estimate asks about both.

Two things the wash does not cover, so they are worth saying plainly. Window glass is not part of a wash. Frames and sills get wet when the wall does, but cleaning them is a separate job. And the black striping down the outside face of an aluminum gutter is a separate treatment from the streaking on the siding below it, so say if you have that as well.
