Shade Is the Variable Here

Plenty of backyards here sit under mature trees, and on a deck that shows. Shade is the single biggest thing separating one deck on a street from the one next door, and it does not track the age of the deck or the money spent on it.
A deck in full sun loses its color to ultraviolet light and goes silver-gray. A deck in deep shade stays damp, holds a green or black film, and takes days to dry after rain that a sunny deck shrugs off in hours. The two need different work and they fail on different schedules, and under a canopy like this one a single deck is usually both at once: bright at the far rail, dark against the house.

What a Finish Fixes, and What It Does Not
Gray is a finish problem
Silver-gray is the surface of the wood breaking down under sunlight. It is shallow. Cleaning and brightening takes it back and stain holds the new color, and a deck that looks past saving from the kitchen window is very often just gray.
Rough and splintering is a finish problem too
Raised grain and splinters come from wetting and drying with nothing on top. Sanding and a coat settle it, and the deck stops shedding into bare feet.
Soft is not a finish problem
Push a screwdriver into a board where it stays wet, near the house or at the foot of a rail post. Sound wood resists and splinters when you pry at it. Wood that has gone soft takes the tip easily and crumbles rather than splintering. That board has lost its strength, and a finish only seals over the problem. We will show you the spot at the estimate, because it is not something we will take money to paint over.
Most tired decks turn out to be the first two. It is worth checking for the third before any of it gets quoted.
The Work
Clean, Brighten, Sand, Stain
The cleaning is a wood-cleaning solution doing the heavy lifting with controlled pressure behind it. Blasting a softwood deck tears the surface open, so it is not done that way here. Where the old coating is failing in patches it is stripped first, because a coat over peeling stain peels again. Then the wood is brightened and rinsed.
Then it dries, and that wait is not optional. Sandpaper on damp wood fuzzes the surface where dry wood would cut clean, and a deck that is stained before it has given back the water it was just washed with will not hold the color. Once it is dry the raised grain comes down and the stain goes on.

What East Brunswick Homeowners Ask
The shady half looks completely different from the sunny half. Will it match when the work is done?
Closer than it does now, and not identical. Those two halves have weathered differently for years and the wood itself has changed, so one coat over both gets them into the same family without making them twins. You will hear that before it is quoted rather than after.
Can it be done in the fall?
Yes, if the weather gives us dry wood and a dry stretch after. Stain wants both, and a deck under heavy shade holds moisture longer into the day, so the schedule follows the wood, not the calendar.
My deck is forty years old. Is it worth restoring?
Usually. Age on its own says very little; what matters is whether the boards are still sound. Plenty of decks from the eighties clean up and take stain perfectly well, and plenty of newer ones have a rail or a stair tread that has gone soft.
What about the black spots?
Most of the black is biological and comes off in the cleaning, fastest to return where the deck stays damp, which on a shaded lot is the boards closest to the house. The black rings around nails and screws are something else: a reaction between the iron and the wood. Those need the brightener, and the oldest of them do not always come all the way out.
