Power Washing in New Brunswick, NJ
Houses and Rental Buildings | Family-Owned Business | Rated 5.0 on Google | Free Estimates
In New Brunswick, most housing units are in two-family houses and apartment buildings, and about one in four homes was built before 1940. We work for the people who own them: families in their own house, owners who live in one unit and rent the other, and landlords with a building across town.
Tell us the address and send a photo of the front of the building.

Our work here is washing and painting: soft-washed siding, clean brick and concrete, gutters, windows, and exterior and interior paint.
Angelo trains his crew to do every job the way he would, and he checks in on jobs as they run. Call or text (732) 718-6268, and you will hear back within the hour.

New Brunswick's Housing
A City of Older, Multi-Unit Buildings
New Brunswick was chartered as a city in 1784 and is the Middlesex County seat, with 55,266 residents at the 2020 census. By census estimates, more than four in ten homes predate 1960, and the typical home dates to the late 1960s. About seven in ten housing units are in buildings with two or more units.
Single-family houses
Fewer than three in ten.
Two-family houses
Nearly one in five.
Buildings with five or more units
More than four in ten.
For Building Owners
For Two-Family and Apartment Building Owners
Only about one in five occupied homes in New Brunswick is lived in by its owner, and the rest are rented. We work for owners whether they live in the building or not. A two-family house is washed, cleaned, and painted as one building.
Apartment buildings
For apartment buildings and complexes, we clean walks, entries, and common areas, one time or on a recurring schedule, without a contract.

Taller buildings and their windows
We bring commercial equipment for multi-story buildings, and we clean commercial windows as well as house windows: the traditional way, with a scrubber and squeegee, and screens removed and cleaned separately.

Downtown storefronts
Downtown, along George Street and in the entertainment district at the foot of Livingston Avenue, we clean storefront walks and entries, and we can work evenings or weekends so the doors stay open during business hours.

Insurance paperwork
If your property manager needs a certificate of insurance, we can provide one.

Painting in New Brunswick
Exterior Painting and the City's Zoning Code
On an older building, paint holds only if the surface under it is ready. We soft wash the building first, sand, and make repairs before any primer or paint goes on, and the finish is two topcoats in Benjamin Moore or Sherwin-Williams. We paint siding, trim, doors, columns, and masonry.
When the city counts paint as an alteration
Under New Brunswick's zoning code, changing the exterior color of a building downtown, in the C-4 district that includes George Street, can count as an alteration, and so can painting a surface that has never been painted, such as bare brick. Ordinary maintenance does not. If either applies to your building, check with the city first.

Livingston Avenue
The Livingston Avenue Historic District, between Hale and Morris Streets, was listed on the National Register in 1996. Its Queen Anne, Colonial Revival, and Classical Revival houses are exactly the kind of building where good prep matters most.

Washing Older Buildings
Brick, Concrete, and Siding on Older Buildings
Brick front steps, stoops, and concrete sidewalks are power washed. That is where high pressure belongs. The siding and trim above them get a soft wash at under 100 PSI instead.
Gutters and roofs
When gutters clog on a two- or three-story building, the water spills down the siding and onto the steps. Each gutter is cleared by hand and each downspout flushed, and brightening or a small repair can be added. Algae streaks on the roof are soft washed without anyone walking on the shingles.

Porches and fences
Wood and vinyl fences are soft washed, and painted wood on porches and columns gets washed and prepped before any new paint.

New Brunswick FAQ
New Brunswick Questions

I own the building but do not live there. Can you still do the work?
Yes. A lot of our work here is for owners who live elsewhere. You do not need to be on site: we confirm the day before, and the walk-through notes and photos come to your phone. Washing can be quoted from photos, and painting is the exception that gets looked at in person.
Can you work outside normal business hours?
For commercial buildings, yes. We can schedule around your tenants and business hours, including weekends.
