Power Washing in Marlboro, NJ, Including Morganville and Robertsville

If the driveway of your Marlboro house is streaked with tire marks and brown leaf stains, the deck out back has gone gray and splintery, or the siding has a green shadow along the bottom where the shrubs keep it damp, you are on the right page.
A few photos of the house, deck, or driveway are all we need to start.

Nearly half of Marlboro's homes went up in the 1980s and 1990s, and at thirty or forty years old, the outside needs looking after. That is our work. The driveway, walks, and patio get power washed. The house, roof, and fence get a soft wash. Decks and pavers get restored, and the gutters, windows, trim, and shutters get their turn as well, in Morganville, Robertsville, and every other part of the township.
Angelo trains his crew to do every job the way he would, and he checks in on jobs as they run. Call or text (732) 718-6268 and you will hear back within the hour.

Concrete, pavers, and brick. The only surfaces that get high-pressure power washing.
Siding and roofs, gently. Soft washed at under 100 PSI; the cleaning solution does the work.
Decks brought back. Cleaned, brightened, repaired, and restained.
Patios restored. New polymeric sand and two coats of sealer.
One call for the outside. Gutters, windows, painting, and shutters as well.
Power Washing in Marlboro
Power Washing a Marlboro Home: The Hard Surfaces
On a Marlboro property, power washing means the surfaces underfoot: the driveway, the walks, the brick steps, and the patio. The house, the roof, and the fence are a separate job, done with a soft wash, because the pressure that cleans concrete would damage them.
Driveways with tire marks and leaf stains
A driveway shows its age in tire tracks, dark patches where rain sits, and brown stains where wet leaves lay all fall. The power washer lifts the tracks and the leaf stains, and on a wide driveway a surface cleaner keeps the result even from edge to edge.

Brick steps and front walks
Brick is on our power washing list along with concrete and pavers. Steps and walks by the front door pick up green growth in the shade and grime from every trip in and out, and cleaning them makes a quick difference to how the front of the house looks.

Paver walks and patios
Pavers are handled differently from concrete, because high pressure pulls sand out of the joints. A paver walk with firm joints just needs a cleaning, and once pavers have been restored and sealed, a yearly soft wash keeps them that way. One with empty joints and weeds is power washed and refilled with polymeric sand. And a patio that has lost its color as well gets two coats of low-gloss, water-based sealer on top.

Concrete patios and pool surrounds out back
Concrete patios and the concrete around a pool are power washed like the driveway. Before we start, we rinse down the plants and protect outdoor electrical, and afterward the area is rinsed clean.

Marlboro Homes By Decade
How Marlboro Was Built, and What That Means for the Outside
Before World War II, Marlboro was farm country, remembered for its potatoes, tomatoes, and eggs. It had 8,038 residents in 1960 and 27,974 by 1990, and the jump from 1980 to 1990 alone added more than 10,000 people. Census estimates tell the same story: about 14,700 homes today, nearly nine in ten of them single-unit, and nearly half built in the 1980s and 1990s.
Before 1980: from farmland to Whittier Oaks
About three in ten of Marlboro's homes were built before 1980. In the 1950s and 1960s, housing developments began to replace farmland. Whittier Oaks, one of the township's late-1960s and 1970s neighborhoods, belongs to this group.
Around these houses, the concrete has often been cracked and patched over the decades, and the trim, doors, and shutters may carry several repaints.
Our part: power washing the flatwork, repairing and repainting trim, and new shutters where the old ones are past saving.

The 1980s and 1990s: Marlboro's biggest building years
More of today's Marlboro homes date from the 1980s than from any other decade, and the 1990s come next. Most of the new developments in the 1980s and early 1990s were four- and five-bedroom houses. The Paddock Club, Greenbriar, and Marlboro Greens all date from these years.
Around these houses: big two-story walls of siding, wood decks with decades of summers and winters behind them, and patios that may have been added or redone along the way.
Our part: soft washing the whole house, restoring and restaining the deck, re-sanding and sealing the pavers, and cleaning the windows and gutters.

2000 and later: Georgetown Estates and Lexington Estates
About one in five homes was built from 2000 on, as the trend shifted toward larger homes. Georgetown Estates in Morganville and Lexington Estates near Routes 79 and 18 are both from this period, and the township has added few homes since 2010.
Around these houses: larger footprints with more glass, and paver driveways or patios that are now due for re-sanding or a full restoration.
Our part: paver re-sanding and sealing, high-window cleaning, and a regular soft wash.

Marlboro Up Close
Big Houses, Big Brook Park, and Spring Clean-Up

The four- and five-bedroom houses
A large two-story house from the 1980s or 1990s has a lot of wall, a lot of glass, and maybe a deck off the back. The shaded sides are where mildew shows up first. The siding gets a soft wash, the glass is cleaned outside, and the deck gets its own restoration if the wood has gone gray.
When the deck on a 1980s or 1990s house is ready for work:
Homes near Big Brook Park
Big Brook Park covers 439 acres of meadow, wetland, and woodland of beech, oak, tulip poplar, and hickory, on land that was once farmed by the Marlboro Psychiatric Hospital. The fossil beds along Big Brook sit on the Marlboro and Colts Neck line. A house backing onto woodland like that gets leaves in the gutters every fall and shade on its back walls all summer, so the gutters and the north side of the siding need the most attention.
Spring clean-up
In its spring 2025 letter, Marlboro's code enforcement office reminded residents that spring clean-up is when they may find damage to fences, siding, or roofs. It is a good time to look closely, and a soft wash makes the looking easier.

From Spring Clean-Up to Leaf Season
Our washing and paver season starts in March, right as Marlboro's spring clean-up gets going, and runs through November. Deck stain and paver sealer need dry weather, so those jobs fall in the warm months. Once the leaves are down in October, gutters take priority. From mid-November to March we paint interiors, and exterior painting waits for the spring.

Honest Advice for Marlboro Homeowners
Straight Answers for Marlboro Homeowners
Book the wash and the paint together
If the trim or front door needs paint, plan it with the house wash rather than after it. Every exterior paint job starts with a soft wash of the surface anyway, so doing both on one schedule saves a step, and once the grime is off, we can show you exactly which trim is sound and which needs repair first.

Restore the deck if the footings are sound
A weathered deck can often be brought back with cleaning, replacement boards, and fresh stain. We repair and replace deck boards, but we do not fix foundations or footings, so if the footings are the problem, we will tell you before any work is quoted.

Do not rent a pressure washer for the siding
A rented machine pointed at vinyl siding can force water behind it and strip paint off trim. If you want to do the driveway yourself, go ahead. Leave the house, the roof, and the fence to a soft wash.

Marlboro FAQ
Common Questions From Marlboro

Do you work in Morganville and Robertsville?
Yes. Both are part of Marlboro Township, and every service on this page is available there.
What are the brown stains on my driveway every fall?
Leaves that sit wet on concrete can leave brown tannin stains. A fall wash takes off a lot of it. Stains that have set in are handled as their own line on the quote, and how much comes out depends on how long they have been there.
Will power washing damage my brick steps or paver joints?
Concrete and sound brick hold up well to it. If the mortar in your brick steps is loose or crumbling, point it out when we look at the job, because pressure can wash weak mortar out. When paver joints have washed out, they are re-sanded as part of the job.
Can you do the driveway, walks, and patio on one visit?
Yes. All the hard surfaces can be quoted and done together, and the house wash can be added to the same estimate.
We are selling our house. Where should we start?
With what buyers see first: the front of the house, the driveway and walk, and the windows. A soft wash and a power-washed driveway make a big difference to that first impression. If the shutters are faded, replacing them is the next step.
How often should the house be washed?
A soft wash typically holds up for two to three years. Shaded walls and houses close to woods may show growth sooner.
