Power Washing in Monroe Township, NJ
Our Former Home Base | Family-Owned Business | Rated 5.0 on Google | Free Estimates
If the paver driveway the builder put in has faded and sprouted weeds in the joints, the vinyl on the north side of your Monroe Township house is showing its first green streaks, or the deck has not been restained in years, you are on the right page.
Send photos of the driveway, the house, or the deck to get started.

Monroe Township was our base before we moved to Freehold, and it is still one of the towns we serve. For single-family homes, that means power washing the driveway and walks, soft washing the house and roof, bringing back pavers and decks, and painting. For the boards and managers of Monroe's adult communities, it means common-area cleaning on a schedule that suits the residents.
Angelo trains his crew to do every job the way he would, and he checks in on jobs as they run. Call or text (732) 718-6268, and you will hear back within the hour.

Power washing where it belongs. Concrete, pavers, and brick: driveways, walks, steps, and patios.
A soft touch on the house. Vinyl, stucco, and roof shingles cleaned by solution at low pressure.
Pavers put right. Re-sanded with polymeric sand, and sealed in two coats when they need it.
Decks and paint. Deck restoration, exterior and interior painting, and new shutters.
Common areas, too. Bids, certificates of insurance, and scheduling for associations.
Power Washing for Monroe Homes
Power Washing Monroe's Driveways, Walks, and Patios
People ask for power washing when they want the outside of the house clean, and we are happy to use that word. On the job, though, only the hard surfaces get high pressure. In Monroe Township, a large share of the homes were built this century, so many of those driveways, walks, and patios are only ten to twenty-five years old, and they are starting to show it.
Paver driveways and patios from the building boom
Pavers get one of three treatments. Firm joints and good color call for a cleaning, and pavers that have already been restored and sealed get a gentle yearly soft wash. Once weeds have taken the joints, a turbo nozzle clears the joints out, the surface is power washed, and fresh polymeric sand goes down. If they have faded as well, two coats of low-gloss, water-based sealer finish the job, a full restoration that takes two to three days and comes around again about every three years.

Concrete walks, steps, and garage aprons
Concrete in front of the garage takes tire marks and drips, and the walk and steps to the door pick up dirt and green growth where they stay damp. High pressure takes off the tire marks and the green film, and a surface cleaner is used on wide concrete when the job calls for it, so the finish comes up even.

What never gets the power washer
Vinyl siding, stucco, roofs, and fences are soft washed at under 100 PSI. High pressure can force water behind siding, strip paint, and damage shingles, so the cleaning solution does that work instead.

How Monroe Grew
Monroe Township Homes, From Exit 8A to the Building Boom
Monroe had 5,831 residents in 1960. Suburban growth took off after Turnpike Exit 8A opened in 1968, alongside the building of Rossmoor, and today's population is about eight times the 1960 figure. Census estimates show about four in ten of Monroe's 22,419 homes as built in 2000 or later, and 89 percent of the township's housing is single-unit.

Before 1960: the oldest homes
Only about 6 percent of Monroe's homes date from before 1960. They are the township's oldest houses, built before the Turnpike exit changed the place.
Likely needs: concrete walks and steps with decades of freeze and thaw behind them, trim with many coats of paint, and shutters that may be ready to replace.
1960 to 1999: Rossmoor, Clearbrook, Concordia, and The Ponds
Building at Rossmoor began in 1965, and Clearbrook, Concordia, and The Ponds followed over the next three decades. About half of Monroe's homes date from 1960 through 1999.
Likely needs: common-area walks, entrances, and parking areas for the associations, and for single-family homes, a whole-house soft wash and a deck that has been stained before.
2000 onward: the building boom
The 2000s were the busiest decade for building in Monroe, and the 2010s were not far behind. New single-family developments went up around Route 33 and the Turnpike, and newer adult communities such as Regency at Monroe and Stonebridge filled in.
Likely needs: pavers that have faded and lost their joint sand, vinyl starting to streak on the shaded walls, and wood decks due for a restain.

Monroe Township Up Close
Adult Communities, New Subdivisions, and the Park
Rossmoor and the other gated communities
Each of Monroe's gated communities sets its own rules about who looks after the outside of the homes. If you live in one, ask your management office what the association covers before you book anything for the house itself.
For boards and managers, we bid on the shared ground of a golf-course community: the walks between buildings, the entrances, and the parking lots. Proof of insurance goes to your management company before we start, the work is timed to disturb residents as little as possible, and ongoing service needs no contract.

Subdivisions from the 2000s and 2010s
A house built in 2005 is now around twenty years old, and one built in 2015 is past ten. On Angelo's own schedule, decks and pavers both need regular attention, so a house that has had neither since it was built is overdue on both. None of it means anything is wrong with the house. It means the maintenance is due.
Signs a 2000s or 2010s house is due:

Thompson Park and Manalapan Brook
Thompson Park covers 675 acres across Monroe and Jamesburg, with the 30-acre Manalapan Lake, and the county's conservation area stretches through heavily wooded land along Manalapan Brook. Wherever a house sits under heavy tree cover, in Monroe or anywhere else, the shade and damp mean more mildew on siding, more growth on roofs, and gutters that fill faster in the fall.

When Monroe Homeowners Book
For the associations, spring is when common areas get cleaned up before residents are out in force, and that work, like the soft washing and paver jobs on single-family homes, runs from March through November. Paver sealer needs dry, mild weather. Gutters come due from October. From mid-November to March the painting is interior only.

Honest Advice for Monroe Homeowners
A Few Things Worth Knowing First
New siding still needs washing
Vinyl does not have to be old to grow mildew. A shaded wall on a ten-year-old house can streak just like one on a forty-year-old house. Washing it before the growth darkens is easier on the siding.

A deck that has never been restained needs more work
A wood deck is due for a restain about every five to six years. If yours has gone longer, old stain may need stripping before the wood is brightened and restained. After that, staying on schedule keeps each restain simpler.

We quote what is due, not the whole list
On a house from the 2000s or 2010s, the siding may need a wash while the trim is still fine, or the deck may need a restain while the pavers only need a cleaning. We look at each part on its own and quote only what is due now.

Monroe Township FAQ
Monroe Township Questions

I live in Rossmoor. Can I book a house wash?
In Rossmoor, the association is responsible for the building exteriors, so the siding and roof are theirs to schedule. If the management office or board wants the common areas or buildings cleaned, they can contact us for a bid.
Can our board get one bid for several areas?
Yes. We bid on HOA work, and the bid spells out each area, from walks and entrances to parking areas, and how often it will be cleaned.
My house was built in the 2000s. What should I do first?
Start with a soft wash of the house and a look at the pavers and the deck. Those three show what is due now and what can wait a season.
Why do weeds keep coming back between my pavers?
Seeds land on top of the joints and root wherever the sand has thinned out. Polymeric sand hardens in place and fills the joints more firmly than ordinary sand, and a sealed surface is easier to keep clean, but no method stops weeds for good.
Can the driveway and walk be done without the house?
Yes. Hard surfaces can be booked on their own, and so can the house wash. You can start with the driveway and add the house later.
Can the gutters and the house be done on the same visit?
Yes. Gutter cleaning pairs naturally with a house wash, and the whole job can be quoted together.
