Power Washing and Soft Washing in Manalapan, NJ
Next Door in Freehold | Family-Owned Business | Rated 5.0 on Google | Free Estimates
If you live in Manalapan and the driveway has gone dark after decades of cars and road salt, the siding is streaked green on the side the trees shade, or your association wants the outside cleaned up before spring, you are on the right page. Manalapan shares a border with Freehold Township, and we are based in Freehold, so the township is part of our home ground rather than a long drive.
Photos of the house, patio, or deck help us price it.

We soft wash houses and roofs, power wash concrete, pavers, and brick, restore and seal paver patios, restore wood decks, clean windows and gutters, and paint, from the Levitt-era streets of Monmouth Heights to the newer homes around the Knob Hill golf course.
Angelo trains his crew to do every job the way he would, and he checks in on jobs as they run. Call or text (732) 718-6268, or send a few photos, and you will hear back within the hour.

Power washing for hard surfaces. Driveways, walks, steps, patios, and pool surrounds in concrete, pavers, or brick.
Soft wash for siding and roofs. Under 100 PSI, so vinyl and shingles are cleaned, not blasted.
Pavers brought back. Old sand and weeds out, polymeric sand in, two coats of sealer.
One contractor, whole exterior. House, roof, fence, deck, windows, gutters, and paint.
Same-day estimates. In person, or from photos you text us.
Power Washing in Manalapan
Power Washing in Manalapan: What Gets Pressure and What Does Not
Plenty of homeowners call the whole job power washing, and that is fine. It is in our name, too. On a Manalapan property, though, two different methods do the work, and which one a surface gets decides whether it comes out clean or damaged.
Before
After
Power washed:
Driveways, front walks and sidewalks, steps, patios, pool concrete, and brick, plus pavers, with the joints checked first. These are the surfaces that can take high pressure, and they are the only ones that get it.
Soft washed:
Vinyl siding, stucco, roofs, and fences, cleaned at under 100 PSI with a cleaning solution, and pavers in the years between restorations.
Decks:
Wood decks are cleaned as part of deck restoration, with the method matched to the wood.

Monmouth Heights and the older streets: driveways and walks
In Monmouth Heights, the first driveways, front walks, and steps have carried cars, snow shovels, and road salt since the late 1960s. Look for tire tracks, dark patches where water sits, and growth along the shaded edges. When the job calls for it, we use a surface cleaner, which spreads the pressure evenly across a wide driveway so it comes up even, without lines from pass to pass.

Pool concrete, brick steps, and big back patios
If your backyard has a pool, the concrete around it can stay damp at the edges and turn slick. Brick steps and retaining walls pick up the same green film in the shade. Power washing takes it off. Before we start, we rinse down the plants and protect outdoor electrical, which matters around pool equipment and landscape lighting.

Paver driveways and patios on newer homes
If the joints are still full and the color is holding, a cleaning may be all the pavers need, and after a restoration, a yearly soft wash keeps them in shape. When the joint sand has washed out, the pavers are power washed, the old sand and weeds come out with a turbo nozzle, and new polymeric sand goes in. When the color has faded too, two coats of sealer complete a full restoration.

Manalapan Up Close
Manalapan Up Close: Older Streets and Association Communities

Monmouth Heights: the Levitt houses, fifty-some years later
Levitt & Sons started building Monmouth Heights in the late 1960s, which makes the oldest houses there well over fifty years old. On houses this age, the outside shows it: trim and front doors with many coats of paint on them, and shutters that have faded or cracked in the sun.
For a house like this, we start with a soft wash of the whole exterior, then look at what is left. Once the dirt is off, it is easy to see whether the trim just needed cleaning or really needs repair and paint, and whether the shutters are worth keeping. We can do all three: the wash, the trim repair and painting, and new shutters, color matched to the house.

Knob Hill and the 55+ communities: who handles the outside
Knob Hill mixes condominiums, townhouses, and single-family homes around the golf course, and Covered Bridge and Four Seasons at Manalapan Crossing are age-restricted communities. In communities like these, the siding, roof, and common walks may belong to the association rather than to you.
Before you book exterior work, check with the management company. If the association handles the siding, your own patio, deck, or windows may still be yours to book. If you need HOA approval, we can help with it.
For association boards and property managers
We also bid on common-area work for Manalapan's condominium and 55+ associations.
Manalapan Houses by Era
Three Eras of Manalapan Homes, and What Each Needs Outside
Almost all of Manalapan was built after 1960. The township had 3,990 residents in 1960 and 14,049 in 1970, and building continued steadily through the 2000s. Census estimates put fewer than 7 percent of today's homes as built before 1960, and about 85 percent are single-unit homes. The era of your house says a lot about what the outside needs now.

Era 1: the 1960s and 1970s build-out
About a third of Manalapan's homes went up in these two decades, per the census. Monmouth Heights is the best-known example, and Covered Bridge was built between 1972 and 1982.
What to expect: concrete that has been poured and parked on for forty or fifty years, plus trim, shutters, and doors that have been painted over more than once.
Typical work: power washing the driveway, walks, and steps; a soft wash of the siding; replacing faded or cracked shutters; and exterior painting on trim and doors. If the trim is worn but sound, trim repair can come before the paint.

Era 2: the 1980s and 1990s
The 1980s were the single biggest decade for Manalapan housing, with 22.6 percent of today's homes, and the 1990s added 14.6 percent more. Together that is more than a third of the township's homes.
What to expect: large expanses of vinyl siding that pick up mildew on the shaded sides, wood decks that have been through several rounds of stain, and patios and walkways that may have been redone in pavers along the way.
Typical work: a whole-house soft wash, deck restoration and staining, paver restoration with new polymeric sand and sealer, and window cleaning on the big front windows.

Era 3: 2000 onward
About a quarter of Manalapan's homes were built from 2000 on, including Knob Hill in the early 2000s and new 55+ construction such as Four Seasons at Manalapan Crossing.
What to expect: newer siding and roofs that mostly need keeping clean, and, where the house came with them, paver driveways or patios and composite decking.
Typical work: paver cleaning and sealing, soft washing to keep new vinyl from staining, window cleaning, and gutter cleaning.

How the Year Runs for Manalapan Jobs
House soft washing and paver work run from March through November; pavers need dry, mild weather to take a sealer, so we stop at Thanksgiving and start again in March. From October, gutters join in as the leaves come down. From mid-November to March the painting moves indoors: exterior painting waits for the spring.

Honest Advice for Manalapan Homeowners
Before You Book: What We Would Tell a Neighbor
If your siding just needs a wash, we will quote the wash
A house can look tired because the vinyl is dirty, not because it needs paint or new siding. If a soft wash will bring yours back, that is what you will get a quote for. If the trim or shutters really are failing, we will show you where.
Power wash old concrete before you replace it
An older driveway can look like it needs tearing out when much of the dark color is dirt, mildew, and grime sitting on the surface. Power washing does not fix cracks or crumbling, though. Send photos or have Angelo look first, so you know what a cleaning can and cannot do before you spend money on new concrete.
Newer paver driveways do not need sealing every year
If your Knob Hill or newer home came with a paver driveway or patio, it does well with a soft wash each year and a full restoration about every three years. If we come out and a cleaning is all it needs, you will hear that from us.

Manalapan FAQ
Questions From Manalapan Homeowners

Is soft washing safe for my plants and landscaping?
We rinse down the plants and protect them before the work starts, and the cleaning solution is neutralized after use and properly rinsed. If there is a garden bed or shrub you are especially careful with, point it out when we go over the job.
Can you match new shutters to the house?
Yes. We supply and install shutters in every style, with color matching and samples, so you can compare colors against your siding. Old shutters are taken down and disposed of, and the wall behind them is checked before the new ones go up.
How long will my patio be out of use?
A paver restoration takes two to three days, between the cleaning, the new polymeric sand, and two coats of sealer. Plan to keep furniture and grills off the patio until we tell you it is ready.
What do I need to do before you arrive?
Turn on the outside water spigot, close all the windows, and move the cars away from the garage.
When should I book gutter cleaning?
Once or twice a year, and the fall cleaning, once the leaves are down, is the one that matters most. Tell us if trees hang over the roof, and we will suggest a schedule.
What is the difference between power washing and soft washing?
Pressure, and what it would do to the surface. The pressure that lifts grime out of concrete can strip paint, force water behind vinyl siding, and tear up shingles. So hard surfaces get the power washer, and the house, roof, and fence get a low-pressure wash that relies on the cleaning solution. Pavers get both: power washed when they are re-sanded or restored, and soft washed in the years between.
