Where the building owner and the business are two different parties, the first thing a quote needs is not a square footage. It is who is authorizing which surfaces.

Who Is Buying

On Most of These Buildings, the Tenant and the Owner Want Different Things Cleaned

New Brunswick is the county seat of Middlesex County, and on a mixed-use block the building owner and the business are two different parties: a business at street level, apartments over it, and an owner who is not the person unlocking the door in the morning.

01

The tenant business

Usually wants the front: the glass line, the entry, the sidewalk directly outside, and whatever customers walk past. Often has no authority over the facade above the sign band, which is worth settling before the estimate instead of on the job day.

02

The building owner

Usually wants the envelope: brick, masonry, the sides and the rear, the fire escape wall, the parts no tenant ever asks about. Frequently wants a price per elevation so the building can be done in stages.

03

The managing agent

Wants a written scope, a certificate of insurance and a time window that does not interfere with anybody. Those are all normal and we work that way as a matter of course.

The Surfaces

What Gets Pressure and What Does Not

Surface How it is cleaned

Sidewalk, entry, dumpster pad, loading area

Power washed. Concrete takes pressure.

Brick and masonry

Assessed first. Pressure is set at the building, and on older work it is set low.

Painted or clad walls and signage bands

Soft washed at low pressure.

Awnings

Looked at first. What the fabric is decides whether it can be washed at all.

Glass and storefront windows

Cleaned as window work, quoted on its own.

Gutters and downspouts

Cleared by hand and flushed, from ladders, where the roof edge can be reached safely.

Gum, spills, and the black traffic line that builds up along a doorway are all concrete work. Graffiti is looked at before it is quoted, because removing it depends on what it was sprayed onto, and on a porous wall pressure alone drives the pigment in deeper.

Worth knowing before you book

Painted and clad surfaces are soft washed. High pressure is only used on concrete, pavers, and brick.

Window work is the glass and the screens, and sills, tracks, and frames can be added for an extra cost.

Tell us every surface you want included when you ask for the estimate.

Paperwork and Hours

The Two Things Managers Ask First

A certificate of insurance naming your entity comes before the work, not after it, and we are set up to provide one. We are fully insured.

Hours are the other one. A storefront does not want a wand running at lunchtime and an apartment building does not want it at seven in the morning. Say when the work can happen and it is written into the quote instead of negotiated on the job day.

Commercial Questions

What Owners and Managers Ask

Commercial Power Washing in New Brunswick, NJ, by Catanzaro's Power Washing

I lease the space. Can I have the front done without the landlord?

You can have what you control done. In practice that is usually the sidewalk, the entry and the glass line. Anything on the building itself is the owner's call, and it is better to ask than to have that conversation later.

Can you do it after hours?

Yes. Tell us the window when you ask for the estimate and it goes into the quote.

Our board needs bids for the common areas.

That is a site walk and a written scope, surface by surface, so you are comparing bids for the same work. Ask and you get it in that form.

Do you do interior cleaning?

No. This is not janitorial work and nobody is going inside on this job. If you need janitorial, that is a different trade and we are not it.

The brick is old. Will pressure hurt it?

On older masonry both the mortar and the brick face can be softer than they look, and which one sets the limit is a judgment made at the building, never from a photo. That is why brick is looked at before it is quoted instead of going on the list as a square footage.
